Boulder Hill was developed largely through the late 1950s and 1960s, so its chimneys are now around sixty years old. At that age three findings are near-universal: a deteriorated clay liner, a warped throat damper, and a crown that was never properly cast.

Why the whole neighbourhood ages together

Boulder Hill is a planned community built over a compressed period, which produces something unusual: a remarkably consistent housing stock. Ranch and split-level homes of similar vintage, built by similar methods, with chimneys of the same construction and the same age.

The practical upshot is that neighbours tend to need the same work at the same time. If someone two streets over just had their crown recast, there is a reasonable chance yours is at the same stage.

The three findings

Clay tile liners installed sixty years ago have been through roughly six decades of Illinois freeze-thaw. Cracked tiles and washed-out mortar joints between tiles are extremely common. These are not visible from the firebox and require a camera to assess.

Throat dampers of that era are cast iron on a pivot. After decades of heat cycling and rust they warp, and warped metal does not seal. Most homeowners never notice, because the loss is invisible: conditioned air escaping up the flue every hour of every day, year round.

The crowns are the third. Builder practice at the time was frequently a thin mortar wash spread across the chimney top rather than a properly cast crown with an overhang and a drip edge. Mortar washes crack within a couple of decades and then funnel water directly into the structure.

What the fixes look like

None of this is alarming. It is simply what a chimney of this age looks like, and the remedies are proportionate.

A top-sealing damper replaces a warped throat damper, seals with a silicone gasket at the top of the flue, and keeps the whole flue dry as a bonus. A properly cast crown stops water at the source. A deteriorated liner may need stainless relining, which we quote only after a camera scan.

We rank findings by urgency so you can address the safety items first and spread the rest. A Level 1 inspection, starting at $99, establishes where your chimney actually sits.
