Chimney service pricing, posted up front

These are our real starting prices. We quote the full number before we begin, and the quote is what you pay — no discovery fees, no mid-job increases, no scripted upsells from the roof.

Starting prices

What our services start at

Every chimney is different, so these are honest starting points rather than a flat rate. The factors that move the price are listed with each service.

Chimney Sweeping — Starting at $119

Full sweep of firebox, smoke chamber, and flue with HEPA vacuum containment, plus a visual condition check.

Higher with heavy glazed creosote, very tall flues, or stove/insert removal. Service details

Level 1 Inspection — Starting at $99

Annual safety inspection of all readily accessible components, with a written report.

Often discounted when booked with a sweep. Service details

Level 2 Inspection — Starting at $199

Full video camera scan of the flue interior, attic and accessible area checks, written report with footage. Required for home sales and after a chimney fire.

Additional flues on the same chimney add to the price. Service details

Chimney Cap Installed — Starting at $159

Stainless steel cap, measured and fitted, including animal-guard mesh.

Multi-flue and custom-fabricated caps cost more. Service details

Top-Sealing Damper — Starting at $239

Silicone-gasket damper mounted at the flue top with cable control in the firebox.

Price varies with flue size and roof access. Service details

Gas Fireplace Service — Starting at $159

Burner and pilot cleaning, glass and gasket, log repositioning, venting check, gas leak test, millivolt testing.

Parts such as thermocouples or gas valves are quoted separately and confirmed first. Service details

Dryer Vent Cleaning — Starting at $99

Full-run rotary brush cleaning with vacuum capture, transition hose check, airflow verified after service.

Long or roof-terminating runs may cost more. Service details

Air Duct Cleaning — Starting at $99

Negative-air cleaning of supply and return runs with individual register cleaning.

Scales with the number of runs and systems. Service details

Chimney Crown Repair — Starting at $319

Sealing and resurfacing a cracked crown with a flexible waterproof coat that stops water getting into the masonry below.

A full crown rebuild (casting a new crown) is quoted after inspection. Service details

Tuckpointing — Starting at $399

Grinding out failed joints to proper depth and repointing with mortar matched to your masonry.

Priced by area and access; assessed on site. Service details

Flashing Repair — Starting at $239

Proper step and counter flashing let into a cut reglet — not tar over the joint. Cricket built where the chimney width requires one.

Varies with roof pitch, material, and whether a cricket is needed. Service details

Stainless Relining — quoted on inspection

Correctly sized stainless liner with insulation where required. Priced only after a camera scan confirms what the flue actually needs.

We will not quote relining sight-unseen. Book an inspection

How we price

What actually changes the number

Four things move chimney pricing more than anything else: access (a steep roof or a three-storey stack takes longer and needs more equipment), condition (a stage-three creosote glaze is a different job from annual soot), system type (an insert or stove needs disassembly a open masonry fireplace does not), and scope discovered on inspection (which is exactly why we inspect before quoting repairs).

What we will never do is quote low to get on your roof and then revise upward. If we get it wrong, that is our problem, not an invoice adjustment.

Payment and guarantees

Payment is due on completion. We are fully insured and bonded, and workmanship on repairs is guaranteed — if something we repaired fails as a result of our work, we come back and put it right.

Prices on this page are the single source of truth for our rates. If you see a different number quoted anywhere else, this page is correct.

Pricing questions

Questions about cost

Is the quoted price the final price?
Yes. We quote in writing before starting and honor it. The only time a price changes is if you ask us to do additional work, and that gets its own quote.
Do you charge for an inspection?
Yes, inspections are a paid service. That is deliberate — we are paid for the assessment, not for finding repairs, which keeps the findings honest.
Can you give a price over the phone?
For sweeping, inspections, dryer vents, and duct cleaning, usually yes. Masonry and relining need eyes on the chimney first.
Do you offer bundle pricing?
Booking a sweep and inspection together, or a chimney service alongside duct or dryer vent work, saves a second trip and we reflect that in the quote.
What payment do you accept?
Card, cheque, and cash, due on completion of the work.
Is there a call-out or trip fee?
No separate trip fee within our Fox Valley service area. The quoted service price covers it.
Why is relining not priced here?
Because a responsible liner quote depends on flue size, height, appliance, and insulation requirements. Quoting it blind produces either a padded number or a bait price.
Do you guarantee your repairs?
Yes. Workmanship on repairs is guaranteed; if our work fails, we return and correct it.
