Local knowledge

Aurora’s historic districts are a masonry chimney’s toughest test

Aurora has an unusually large stock of late-1800s and early-1900s brick housing, concentrated in the historic districts near downtown and along the river. These homes were built when chimneys were structural, unlined, and laid with soft lime mortar. A century and a quarter of Illinois freeze-thaw later, the two failures we see constantly are receded mortar joints and cracked or absent flue liners.

An unlined or failed liner is not a maintenance item, it is a fire and carbon monoxide risk, because combustion gases reach framing directly. A camera scan during a Level 2 inspection is the only way to know what condition yours is in. Stainless relining is quoted only after we have seen the flue, never blind.

Big city, many chimney types

Aurora is not one housing market. Alongside the historic core you have mid-century neighbourhoods, large post-2000 subdivisions on the far east and west sides, and converted multi-family properties where a single chimney may serve two or more appliances. Multi-flue chimneys need each flue evaluated separately, and shared or abandoned flues are a recurring hazard we find in older Aurora two-flats.

The city’s landmarks — the Paramount Theatre, Phillips Park, RiverEdge Park along the Fox — sit within neighbourhoods we work in regularly. Homes served by East Aurora School District 131 and West Aurora District 129 are all within our standard coverage.

Aurora questions

Chimney questions from Aurora homeowners

Do you work in Aurora’s historic districts?
Regularly. Older Aurora masonry is some of the most demanding work in the Fox Valley and needs mortar matched to the original, not a modern mix.
My Aurora home is a two-flat with one chimney. Is that a problem?
It can be. Multiple appliances sharing or venting near one another needs each flue evaluated separately. Abandoned flues are a common hidden hazard in older Aurora buildings.
Is my chimney unlined?
Many pre-1930 Aurora chimneys are. A camera inspection confirms it, and an unlined flue serving an active appliance should not be used until it is addressed.
How much does relining cost in Aurora?
We do not quote relining without seeing the flue. Size, height, appliance type and insulation requirements all change the number substantially.
Do you cover both East and West Aurora?
Yes, the entire city on both sides of the river.
What if my chimney is very tall?
Aurora has plenty of three-storey stacks. Height affects access and time, and we factor it into the quote up front rather than adjusting later.
Can you service a chimney on a rental property?
Yes, and landlords frequently book annual inspections for documentation. We provide written reports suitable for records.
Is soft mortar really that important?
Yes. On soft historic brick, hard modern mortar forces the brick to absorb movement and it spalls within a few winters. It is the most common way old Aurora chimneys get ruined.
